Using a rental property manager and an elite property management company is super important because they will help streamline the process from beginning to end. Additionally, we send the property details to our extensive list of clients and agents via email, and market via social media platforms.
This will vary upon the current local real-estate market. We typically tell our clients to plan and prepare for 30-45 days from photographs to move-in day.
We have an extensive screening process that includes a criminal background check, credit check, employment verification, income and rental history.
This is completely up to you, but we recommend allowing approved animals. For example, you can still allow our furry friends with guidelines by stating that you will accept one dog of certain breeds up to 35 pounds. If you decide to not allow pets, you will inevitably shrink your eligible pool of tenants.
We use an award winning portal that allows for ease of transferring funds. You can choose to opt into our EFT transfers that typically begin 48 business hours after the rent money is received. We also offer to pay you via check that will ship through the USPS system 48 hours after rent money is received.
The short answer is you, but we offer to hold a $500 reserve for each property that will allow us to make maintenance and repair decisions quickly and efficiently. We do not mark up any of the maintenance or repair items.
You will need to take out a Landlord Insurance policy on each property that you are leasing. This covers potential damages to the structure itself. We also require the tenants to take out a renter's insurance policy that will cover the contents inside the home.
